What is a Fire Alarm Certificate?

A fire alarm certificate is an official document confirming that your fire alarm system has been inspected, tested and verified as compliant with relevant British Standards, including BS 5839.

It’s often required for legal compliance, insurance purposes and fire risk assessments and confirms that your fire alarm and fire detection system operates correctly, has been professionally tested, meets current fire safety requirements and is suitable for the building’s use and occupancy

Automatic Fire Detection (AFD)

An automatic fire detection certificate, or fire alarm certificate, is issued following the inspection and testing of your automatic fire detection system; such as smoke detectors, heat detectors, sounders and control panels. The automatic fire detection certificate verifies that your:

Automatic fire detection devices activated correctly

Warning systems sounded clearly throughout the property

Detection coverage is appropriate for the building layout

System meets the required safety standards

Automatic fire detection (AFD) plays a critical role in providing early warning, protecting occupants and reducing the risk of serious damage or loss.

What’s included in our Fire Alarm Certification Service?

We will focus on;

Professional inspection of your fire alarm system

Functional testing of detectors, alarms and control equipment (AFD)

Verification against current British Standards

Identification of any faults or non-compliance issues

Issue of a compliant certificate upon successful testing

Where remedial work is required, we will clearly explain the next steps.

Who needs a Fire Alarm Certificate?

A certificate is commonly required for:

Landlords & HMO’s – to meet legal fire safety obligations

Commercial property owners – offices, shops, warehouses, factories

Managing agents – demonstrating compliance for managed properties

Care homes, schools and public buildings

Businesses – for insurance and fire risk assessments

If you’re the responsible person under the Regulatory Reform (Fire Safety) Order 2005, maintaining a valid certificate is essential.

Fire Alarm Certificate for landlords

As a landlord, ensuring your property has a valid certificate is a key part of meeting your legal fire safety responsibilities and protecting your tenants.

A fire alarm certificate confirms that the fire alarm system within your rental property has been professionally inspected, tested and is operating in line with current fire safety standards. It provides documented proof that appropriate fire detection and warning measures are in place helping you to;

Demonstrate legal compliance
Reduce fire risk to occupants and property
Support fire risk assessments
Meet insurer and authority requirements

Regular testing and certification form a vital part of responsible property management.
