What is an EICR?

An EICR electrical installation condition report, formerly known as a PIR (Periodic Inspection Report), is a formal document that is generated following a thorough assessment of the electrical installations within a building.  

EICRs are essential for ensuring electrical safety in residential, commercial, and industrial properties and the EICR checks involve several key steps: 

Visual Inspection: a comprehensive visual examination of your electrical systems, such as switches, cables, sockets, and other electrical fixtures, to detect any visible defects or signs of wear and tear. 

Testing: detailed testing of electrical circuits and equipment to ensure they function correctly and safely. This includes testing insulation resistance, earthing, and polarity. 

Reporting: compilation of the findings into the EICR report, highlighting any issues, their severity, and recommendations for remedial actions.

Completed EICR Report

Once the EICR is completed, if any issues are found, they will be detailed in the completed EICR report along with a recommended course of action.  

As a property owner, business owner or landlord, you are responsible for ensuring that any remedial work is carried out promptly to address the issues.  

EICR coding will classify any issues found, using the following codes: 

C1 (Danger Present)

 Immediate action is required as there is a risk of injury

C2 (Potentially Dangerous)

Urgent remedial action is needed to remove potential danger

C3 (Improvement Recommended)

Improvements are recommended, but the issue is not dangerous 

FI (Further Investigation)

Further investigation is required to determine the severity of the issue

Who can carry out an EICR?

Only a qualified EICR electrician, or an approved contractor, can carry out EICR testing. They must have the necessary training, experience, and certification to perform the inspection and testing.

How often does an EICR have to be done?

Whilst it’s not a legal requirement for domestic homeowners to have an EICR, it’s highly recommended, to ensure the safety of the electrical installations and protect you and your family.

Every 10 years or change of ownership 

Domestic Landlords

Every year or change of tenants

Commercial Settings

Every 5 years or change of tenants 

Public Houses and Bars

Annually

Landlord EICR

In the UK, landlords are legally obliged to ensure the safety of electrical installations in rental properties. Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must: 

Have electrical installations inspected and tested by a qualified person at least every five years. However, at HomeCert, we recommend every year or change of tenants. 

Provide a copy of the EICR report to their tenants and, upon request, to the local authority. 

Perform any necessary remedial work identified in the report within 28 days or sooner if specified. 

As part of our property certification services, we can help landlords with PAT Testing, Energy Performance Certificate or Gas Safety Certificate and be able to complete any necessary repairs or improvements identified.
