What is an EPC?

An energy performance certificate, or EPC, is a survey which gives a property, or building, it’s energy efficiency and environmental impact rating.  

It’s important for potential buyers, or tenants, to understand about the energy performance of a property or building, so they can make an informed decision when considering energy efficiency as part of their property investment or business decision when buying or occupying that particular building.  

The EPC also provides detailed insights into a property’s energy consumption and costs, with recommendations and improvement steps to enhance the energy efficiency of the building and suggest how to save money.  

Our qualified domestic energy assessors, or commercial energy assessors, will examine key elements within a building such as cavity walls, boiler type, hot water tank and windows.

Energy Performance Cert

The energy efficiency rating is scaled from A (most efficient) to G (least efficient) and as of April 2020, all properties must have a rating of at least E.  

Here’s a breakdown of the EPC rating categories:

A (Most Efficient): Properties in this category are highly energy efficient, resulting in lower fuel bills and reduced carbon emissions.  

B: Very efficient, with minor upgrades potentially pushing it to an A rating.  

C: Above average efficiency, common for newer homes.  

D: Average efficiency, often found in older but well-maintained properties.  

E: Below average, improvements are likely needed to lower energy bills.  

F: Highly inefficient in terms of energy usage.  

G (Least Efficient): Indicates high energy use, often resulting in higher running costs and a larger carbon footprint. 

Once our EPC assessor has completed their assessment, they will produce an energy performance certificate that gives the building an EPC rating. The certificate is valid for 10 years. 

Who can carry out an EPC?

Energy Performance Certificates (EPCs) can only be carried out by energy assessors who are members of a government-approved accredited scheme for that type of building, and who have the appropriate qualifications or experience.

Landlord EPC Requirements

In the UK, landlords are legally obliged to ensure the safety of electrical installations in rental properties.

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must have an energy performance certificate (EPC) for properties they intend to sell or let, and the property must have a minimum EPC rating of ‘E’.
